ATLANTA (January 20, 2026) – Toro Development Company (“TDC”) today announced Mainsail Lodging & Development as the development partner and operator for the hospitality component of Medley. The 150-key lifestyle hotel will be seamlessly integrated within Medley’s vibrant mixed-use community, which opens on October 29 as the ‘Third Place’ for the Johns Creek community.

The hotel will complement the surrounding activated mixed-use environment, which includes 164,000 square feet of retail, restaurant and entertainment space; 883 luxury residences, featuring townhomes and apartments; and 110,000 square feet of lifestyle office space. The hotel is designed to embrace Medley’s energized public realm and will front the 25,000-square-foot greenspace. TDC will infuse its signature approach to resort-style hospitality at Medley, which includes hosting approximately 200 events per year, ranging from outdoor wellness classes and live music to art festivals and watch parties.

“Hospitality and five-star service are fundamental to our mission of creating a dynamic Third Place at Medley where people can come to do life together,” said Mark Toro, TDC’s Chief Vision Officer. “Bringing in a world-class partner like Mainsail ensures that our hotel will not only draw energy from the mixed-use environment, but also deliver a distinct hospitality experience for staycationers, business travelers and celebrators of special events.”

The to-be-named, 150-key hotel, scheduled to open in 2028, will be developed and operated by Mainsail Lodging & Development and is intended to be flagged under a nationally recognized, upper-upscale lifestyle soft brand. This approach will allow the hotel to deliver the scale, systems, and benefits of a major brand while maintaining a distinct sense of place tailored to Medley and the Johns Creek community. Designed to complement the development’s walkable, mixed-use environment, the hotel will feature modern guestrooms, a signature restaurant, approximately 5,000 square feet of flexible meeting and event space that connects to the lobby and adjacent greenspace, and a full suite of resort-quality amenities serving business travelers, leisure guests, and local event demand.

Mainsail has an impressive track record of delivering premier hospitality experiences, particularly within mixed-use destinations. Its Georgia portfolio includes Epicurean Atlanta, an urban chic hotel located in the 1105 West Peachtree development in Midtown, Trilith Guesthouse, a boutique hotel in Fayetteville, that is part of Town at Trilith’s creative community, and the historic Hotel Forty Five in Macon.

“Medley represents the kind of thoughtfully planned, community-centered development where hospitality is woven into the fabric of the place,” said Joe Collier, president and founder of Mainsail Lodging & Development. “Toro has created a strong vision for this district, and we’re excited to bring an authentic hotel experience to Johns Creek that serves travelers, residents, and the community for the long term.”

Located at the intersection of Johns Creek Parkway and McGinnis Ferry Road, Medley is a key component of the City of Johns Creek’s 192-acre Town Center, which will weave together quality housing, restaurants, retail and offices through new public pathways and parks. Johns Creek is poised for continued job and population growth, having recently earned the distinction of being named the best U.S. suburb to live and work by Travel + Leisure.

TDC has already secured an impressive lineup of best-in-class retailers and restaurants for Medley, many of which are first to market. The retail mix includes STIR, a specialty neighborhood grocer, Sephora, Rena’s Italian Fishery & Grill, High Country Outfitters, BODYROK, Playa Bowls, Petfolk, CRÚ Food & Wine Bar, Fadó Irish Pub, Summit Coffee, Lily Sushi Bar, Knuckies Hoagies, Cookie Fix, Sugarcoat Beauty, BODY20, 26 Thai Kitchen and Bar, Five Daughters Bakery, Drybar® Shops, Minnie Olivia Pizzeria, Burdlife, Amorino, Pause Studio, Fogón and Lions and Clean Your Dirty Face®.

Boehringer Ingelheim, a leader in animal health innovation, recently began its interior upfit on 73,000 square feet of Medley’s lifestyle office space. Medley will become the new U.S. Animal Health headquarters for Boehringer Ingelheim and its almost 500 employees this summer.
