Implements high standards for all aspects of life-safety, loss-prevention, unit owner identity, and privacy protection. Operates within the constraints of the residences budget. Provides timely reporting of financial performance and projections to the Board. Manages luxury condominium facilities and all departments working within the building, including physical plant with attention to protection of the investment and plans to increase its value through superior care. Serves as a Liaison to Association, 1105 Master Association, Contractors, and shared services (e.g., Engineering, F&B, Banquets, Rooms Division, Human Resources, Loss Prevention, Accounting, Housekeeping). Develops and implements property-wide strategies that deliver products and services to meet or exceed the needs and expectations of residents and employees and provides a return on investment. Implements training programs related to property management reinforcing constant quality service. Continuously identifies and corrects building and service defects while providing increase in value.


Assure that the policies, resolutions, and goals of the Board are carried out.
Be knowledgeable of all Association Governing Documents, Rules and Regulations and general legal requirements of a community association.
Provide excellent customer service and maintain open lines of communication with fellow Associates, homeowners, 1105 Master Association, and Board of Directors.
Interviews, hires, trains, and supervises property staff.
Plans and prepares team member work schedules, assigns tasks, and delegates work, monitors job progress and workflow, reviews work for timeliness and accuracy, and appraises work performance.
Implements team member performance actions, such as raises, promotions, discipline, terminations, etc.
Demonstrate talent for interacting with a diverse set of individuals and personalities.
Be familiar with operation of all life safety equipment and emergency procedures.
Responsible for cleanliness of buildings, pool areas as well as all common areas.
Interview new department candidates.
Responsible for supervision of security services.
Attend all Board and 1105 Master Association Operation Meetings, offer management reports and advice on the operations and administration of the Condominium. Keep records and minutes of meetings.
Responsible for capital projects as directed by the BOD.
Supervise and perform all administrative tasks as needed to ensure efficient office operation.
Supervise concierge, administrative, maintenance and housekeeping personnel.
Communicates a clear and consistent message regarding departmental, and property goals to produce desired results.
Reviews reports and financial statements to determine if the property is performing against the budget.
Accurately prepares and submits property invoices and payroll information in accordance with established guidelines.
Manages resident & Board of Directors issues.
Participates in public space walk-throughs with Engineering and Housekeeping to ensure public space and back of the house areas are well maintained and preventative maintenance processes are in place.
Tours building on a regular basis speaking with employees, residents, and Board of Directors to understand business needs and assess operational opportunities.
Communicates with Complex Director of Engineering and Mainsail Vice President / Managing Partner regarding the overall function of the property.
Ensures excellent resident service and promotes a quality living experience for all residents.
Inspects building and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.
Prepares and practices emergency plan, including evacuation, or inclement weather drills, and determines where people will go in the event of an emergency or disaster.
Promote and participate in company-sponsored training programs and ensure team members participate in all training classes within required time frame.
Complies with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.

2 year degree from an accredited university in Business Administration, Hotel and Property Management, or related major.
Minimum of 4 years luxury condo management experience, preferably in Atlanta (can include combination of property manager and/or assistant manager experience).
Condominium Association Manager license for condominiums (CAM), as applicable.
Ability to present financial reports.
